I will advise you any improvements required to the house to achieve the best possible rental income. When letting your house with any agency, you the client have a choice whether or not you want your letting agent to provide you with a basic Letting service or a full Management service.

Letting Service
- After agreeing with you a suitable rental income that you are happy with, I will advertise your property on the daft.ie web site and in local newspapers.
- I will vet all calls coming in and arrange to meet with prospective tenants where I will interview them.
- I will carry out all viewings myself and give you the client a courtesy feedback call after each viewing.
- If the tenants are suitable I will ask them to provide me with references such as current employer reference, previous landlord reference and bank references.
- I will personally carry out a check to insure that these references are valid.
- If you the client are happy with these references, I will then arrange for a move in date.
- Before they move in I take a full inventory of all items in the house and I take digital photographs also.
- I require one months rent in advance and one month’s security deposit.
- On the day of move in, the ESB and Gas Meter readings are taken and I change same to tenant’s name.
- I organise a legal lease or contract between the Tenant and the Landlord.
- I arrange for the PRTB (Private Residential Tenancies Board) form to be filled out and return same to the board (Please see www.prtb.ie for more information).
- I arrange for a standing order to be set up so the rent will be lodged directly into your nominated account.
The management service comprises all of the above steps above however instead of the tenants ringing you with any queries or problems that may happen throughout the tenancy they ring me to which I provide the following service.
- The tenants have my mobile number, to which I can be contacted at any time.
- I have a team of fully qualified and insured plumbers, electricians and tradesmen that provide me with a 24 hour service for any emergencies.
- I will organise any repairs that need attending to.
- I will carry out a property inspection during the course of the rental.
- The rent will be going directly to my business account every month so I can keep track and ensure the tenants are paying their rent on time every month and then I do an electronic transfer to your nominated account.
- If the tenants miss a payment I will meet with them and collect it personally myself.
- On the day the tenants are moving out, I will carry out an inspection of the property and take a meter reading before the deposit is returned to the tenants.
- At the end of the lease I will carry out a rent review and discuss the new rental income with you before a new term commences.
